This terms and conditions (the “Agreement”) is between you and City Co-Homes, having its office at H.No. 18, N.H. 8, Near Hero Honda Chowk, Hari Nagar, Sector- 37, Gurugram-122001, Your use of the property/Building/PG/Co living Home/City Co Homes hereinafter referred to as “City Co Homes or PG” is subject to the following terms and conditions of use: YOU AGREE TO READ THESE TERMS AND CONDITIONS OF USE CAREFULLY.

The Property manager/owner and the Resident shall be individually referred to as a “Party” and collectively as “Parties” in this Agreement.

Documents required at the time of Check-in in property.
The tenant shall be granted permission to be admitted to the building. Prior to admission, the tenant shall ensure that the following documents/information is provided to City Co Homes. A self-attested copy of proof of identification and residence
• A valid Adhaar Card
• Two Recent Colored Passport size photograph
• Fill correct information in Police verification form

Accommodation
The tenant shall occupy and use the assigned space for the resident in the facility along with the furniture and fixtures in the Residential Facility, subject to the terms of this Agreement. The tenant shall also have the right of entry to the common areas of the Residential Facility such as the Common kitchen, Washing area, terrace, and cafeteria in the given time schedule.
Common Kitchen, Washing area: 24 Hrs
Terrace: 6 am to 9 pm in Winter (After 9 pm you are not allowed to go to terrace)
6 am to 10 pm in Summer (After 10 pm you are not allowed to go to terrace)

Food Service timings (Tiffin): 7:30 am to 9:30 am
8:00 pm to 10 pm

You are not allowed to use any kind of tapes, nails or any sticky material that shall destroy the paint of the wall. The tenant shall not create any structural or physical changes to the Unit under any circumstances.

Security Deposit:
Upon admission/Check-in, the tenant shall remit a sum equivalent to 1-month rent as a security deposit to the City Co Homes (“Security Deposit”). The Security Deposit shall be returned to the Resident after deducting any dues and adjustments at the time of termination of this Agreement/Check-out.

Rent:
The tenant shall pay monthly rent (“Rent”) for room possession on sharing or full occupancy basis. The Rent will be payable one month in advance during the period of stay of the Resident, by the 5th of every month as per the English calendar. Moreover, on or prior to admission the tenant shall also be liable to pay 1(one) month advance Rent to City Co Homes.
Any postponement/Delay in payment of rent beyond the 10th of the month, the tenant will be demanded to vacate the room and the dues will be adjusted against the Security Deposit.

Electricity:
Tenant shall pay electricity as per the consumption (meter reading) in their sub meter and common meter installed on each floor for inverter points as per calculation which will be charged @ Rs 10 per unit.
One common floor meter is installed on each floor in which reading of consumption of inverter points (2 lights, 1 fan,) will come either they run on main light or inverter and the same will not go into your sub meter.
Calculation of Common floor meter: Total Units consumed/ number of occupied rooms on that floor.

Payment:
The payment shall be paid through an online payment gateway (UPI) by scanning bar codes which are pasted on almirah in every room. You are not allowed to scan/use other floors barcode for payment.
Cash payment shall be paid to Property manager  only in office timings.
In case of any failure on part of the tenant to transfer the rent in the prescribed time, City Co Homes shall have the right to terminate the agreement and the tenant shall be given a 7 days’ notice to vacate the room and the outstanding dues would be adjusted against the Security Deposit.

Services
Upon signing of this Agreement, the tenant shall be provided with some basic Facilities as entailed and certain additional Facilities and services as entailed under this Agreement, which shall be subject to extra charges and shall not be included in the amount of rent.

Amenities/Facilities provided by City Co Homes
• Fully furnished rooms – AC, wardrobe, attached washroom with geyser etc.
• Housekeeping services – rooms will be cleaned twice a week and common area will be cleaned on daily basis.
• DTH (Tata Sky) – You have to recharge Tata sky yourself as per your requirement.
• Common Floor Kitchen with all utilities and appliances on each floor for self cooking.
• Common washing area with fully automatic washing machine on each floor.
• R.O., refrigerator, induction, microwave oven etc provided in floor kitchen
• Free Unlimited Wi-Fi
• A stay Supervisor will be available 24 hours in property for your help and Property Manager in office timings.
• Biometric access at main gate.
• Bed sheet and pillow cover will not be provided and you have to arrange them your own.

Paid Services
• Parking Facility (Optional)
• Food service/Tiffin (Optional)
• Electricity Charges (Sub meter reading + common floor meter reading)

Rights and Responsibilities
The tenant agrees to abide by and confirm to the rules, regulations, policies, and principles as they now exist for the operation and management of the Residential Facility run by City Co Homes.

No Proprietary Interests: The tenant’s rights under this Agreement are the rights and privileges expressly granted and do not include any proprietary interest in the Residential Facility or other properties of City Co Homes.

Absences from the Residential Facility for a long span: The tenant is responsible for paying the rent and other paid services like electricity, parking, cafeteria etc even when he/she is absent from the Residential Facility.

Liability for Damage: The Resident agrees to keep their Unit in a clean, sanitary, and orderly condition. Any damage to the PG property will be settled from the security deposit on the spot and balance amount needs to be re-submitted after settlement.

Property of Tenant: City Co Homes is not responsible for the loss of any property belonging to the Resident due to any cause and no cost will be paid by us for the same in any case. You are advised to keep your valuable items like wallet, laptop, watch, cash, jewellery etc. in locked almira and always keep the key with you. We do not have almira keys. We have room keys which is required for cleaning, repair & maintenance and to show room to other new guest’s. Only our authorized staff members can open your room in your absence for these activities. Whenever you leave your rooms make sure that almira and room both should be locked.

Room Charges: Room rent, security amount, booking amount, offers may vary from time to time and person to person and no one can claim the same.
CCTV Surveillance & its Rights: City co homes has the right to share CCTV footage in our internal whatsapp group and can also be submitted to police for complaints. You are not allowed to touch, move, shift, tamper CCTV cameras otherwise strict action will be taken and FIR will be filed against you.

Delivery Person: Delivery person like pizza, swiggy, zomato, courier services etc are not allowed to enter inside property. Residents have to come down and collect his/her order.
Noise pollution: Loud music, noise pollution and nuisance are not allowed.
Hygiene & Cleanliness: Residents are advice to maintain cleanliness in property. Do not waste water and electricity. Switch off corridors light in day time.
Discouragement of Illegal Activities: Tenant, or a guest or other person under the Resident’s control shall not engage in illegal activity, including drug-related illegal/immoral activity, on or near the Residential Facility. Drinking alcohol is strictly prohibited and if found any nuisance being done by any tenant, the tenant has to leave the PG on an immediate basis. Smoking is not allowed inside the building premises, in common areas like kitchen, corridors, stairs, and cafeteria. Smoking designated area is the open terrace in prescribed time only.
The Property manager will send its client experience manager/ stay supervisor from time to time to assure that the Residents are enjoying a comfortable stay at the Residential Facility.

By the Tenant: Minimum duration of stay is Three (3) months, which is a lock in period. If you checked out before three months then your security amount will not be refunded. You have to serve one month notice period and give notice before checking out PG and in notice the date of checkout mentioned must be at least 30 days after the date of notice. Notice can be given at our mail id info@citycohomes.com and same will be informed to Property manager. If anyone will leave PG in between month without giving one-month prior notice then full month rent will be charged. As we are taking advance payment, rent will not be returned. In case if resident has not made advance payment, then it will be adjusted from its security amount.

By City Co Homes: City Co Homes may terminate this Agreement at any time, by giving Seven (7) days’ notice to the Resident either on mail, whatsapp or by telephone in some cases. Also City Co Homes may terminate this agreement and vacate room from tenant on immediate basis without giving any reason or justification to tenant/resident, their family members, friends etc. and tenant has to vacate the room/PG on the spot.

Vacating Apartment: Upon termination of this Agreement/ at the time of checkout, the tenant shall vacate the tenant’s Unit/room, remove all of the belongings from it, and return the key, give handover to either stay supervisor or Property manager. They will check whether anything misplaced, damaged which will be adjusted with security or extra payment will be paid by tenant. Until the unit is vacated and all of the tenant’s belongings are removed from the Unit, the Resident/Representative shall remain liable for the rent. Also tenant has to sign a checklist of inventory/material (fittings & fixtures) which ensures that he/she is taking these items (like TV, AC, Geyser, wall paint etc) in good condition and same will be checked again at the time of checkout. Losses, damages to inventory/material and its condition will be recovered from security. In case if you lost almira keys, room key then you have to pay Rs 500 each for one key as a penalty.

Outsider’s Entry Policy: Friends and family members are not allowed to stay in the resident’s room. In case of urgency, Guest room will be provided by City Co homes on a chargeable basis. Friends and family members can only visit the resident during day time. Resident will have to give prior information about their visit and provide us their government approved identity- aadhaar card for our record. Residents are solely responsible for their friends and relatives conduct and behavior during their visiting hours. Friends/Colleagues/Guest/Family members of opposite sex are strictly not allowed to visit at any time; in case we became to know about their visit at any time then City co homes has the rights to terminate/checkout the resident from the property on the spot-on urgent basis.
Special Case/Relaxation for private room resident in which only one resident is staying and paying full occupancy/private room charges: In this case Unisex Guest/friends are allowed to visit in day time. But in night only one of his guests (unisex) can stay by giving prior information and submitting ID as aadhaar card to our staff members. Resident is not allowed to change his/her partner/friend/Guest second time.

Good Conduct: The tenant shall conduct himself in such a manner as not to interfere with the possession or occupancy of the other Co-Residents and the members of the society/neighborhood in which the Residential Facility is situated. The Resident shall not commit, be involved directly or indirectly in any act/action/activity that is a reason for causing a nuisance to the Co-Residents and the neighborhood/society in which the Residential Facility is located including but not limited to causing injury to any person, harm to any person’s personal property, carrying on illegal activities, bringing guests or any person not authorized by City Co Homes to enter into and stay in the Residential Facility, etc. The Resident shall be personally liable and responsible for all such acts/actions/activities causing a nuisance to the other Co-Residents and the members of the society/neighborhood in which the Residential Facility is situated. City Co Homes reserves the right to take any action as it may deem appropriate including requesting the Resident to vacate the Residential Facility in case the Resident is found to be causing a nuisance as detailed in this Section. Please note if there’s any damage done by resident’s relatives or friends he/she shall be the sole responsible of the damage and incur the amount of the damage.

Feedback: Your Feedback from time to time is important for us so that we can improve our services. You can give feedback, complaints, appreciation to our staff members and owner/landlord by whatsapp, mail, phone call or personally meetings.

Entire Agreement: This Agreement represents the entire agreement between the Parties and supersedes and replaces any and all prior written or oral agreements regarding the subject matter of this Agreement including, but not restricted to, any representations made during any discussions or negotiations whether written or oral. F. Communication. You hereby upon availing or striving to avail the Services expressly consent to receive communications including promotional content from us through your registered phone number and/or e-mail id. You consent to be contacted by us via phone calls/SMS notifications/emails. You accept that any communication so received by You from Us will not amount to spam, unsolicited communication or a violation of Your registration on the national do not call registry.

Jurisdiction: The Parties irrevocably accept that any legal action, suit, or proceeding beginning out of this Agreement shall be brought solely and exclusively in the courts of Gurugram, India.
Binding Document
This Contract is binding between the Parties with respect to the subject matter hereof.
Booking once made cannot be void. The booking amount paid once will not be returned.

These terms and conditions/Agreement will subject to change by the owner/City co homes as per the need/ requirement in future.

Parking – Terms & Conditions

1. Parking facility is provided by City Co Homes on chargeable basis and it’s an optional service. Either you can opt it by paying below given charges or you can park your vehicle in open areas in street on your own risk. We are not responsible for the safety of your vehicle and no one (neighbor, outsiders, co residents etc) should be disturbed/affected by you.

Charges for paid parking:
Rs 500 per month for bike, scooty
Rs 1000 per month for small, mid size Car.
(Rates are subject to change in future)

2. Parking area is under CCTV surveillance, Halogen light and locked gate. We will give a personal key to those residents who will pay for it. We are providing you only parking space with some basic facilities as mentioned above but we are not responsible for any kind of theft, damage etc and also we will not pay anything for the same. Parking of vehicles either in parking area or outside area will be at your own risk.

3. Residents shall have to open the door while parking and locked the door at the same time. It should be closed everytime if in case someone has not locked it then he will be liable to pay the damage, theft amount etc. We can also prohibit this facility for that person.
4. You have to pay a penalty of Rs 500 if you lost the Room key & Parking Key.
5. Residents have to park their vehicles in designated slots and at the same place everyday.

Common Floor Kitchen – Terms & Conditions

1. A common kitchen is available on each floor having appliances like refrigerator, induction, microwave oven, RO water purifier and some basic big utensils etc.
You can use it for self cooking at anytime 24X7. It is a free service provided by City Co Homes.
2. We are providing big basic utensils like cooker, sauce pan, tea pan, chopping board, rolling board (chakla), rolling pin (belan), knife, dishbar, Griddle (Tawa) etc. and you have to arrange commonly used small utensils like bowl, glass, plates etc
3. You can cook only veg in utensils available in kitchen. In case of non veg you have to arrange your own personal utensils and please keep them in your rooms.
4. You are not allowed to take common kitchen utensils in your room. If we find any kitchen utensil in your room then our staff will take it back without your permission.
5. Usage of metal utensils is prohibited in microwave oven.
6. After cooking please wash utensils and clean kitchen area. Use dustbin which is kept outside kitchen. Cleanliness and hygiene should be our priority. If someone has left unwashed utensils then we can also share their CCTV footage in whatsapp group and that person will have to clean their utensils. If he or she repeats the same thing then we will deduct some part from his/her security for washing those utensils.
7. We will clean refrigerator, washing machine and other appliances once in a week from our side.
8. Anyone who breaks, damage the utensils and appliances then he will be liable for the cost of those appliances. We will do routine services, annual maintenance of all appliances.

Food service – Terms & Conditions

1. Tiffin service is available in rooms. Our Kitchen staff will deliver tiffin in your rooms and you can enjoy quality food without any hassle.
2. Charges of food service is Rs 2800 per month per head for 2 meals (breakfast & dinner) in weekdays and 3 meals on weekend (breakfast, lunch & dinner). (Charges are subject to change in future)
3. If someone wants extra meal then he/she has to pay Rs 100 for breakfast and Rs 150 for dinner/ lunch as extra payment of single meal.
4. It is a monthly service and we do not cut down charges if you skip your meals or you will be absent for even longtime from property.
5. You are not allowed to share your meal with your partner or anyone in your absence from property.
6. You are not allowed to take our tiffin box to your office or outside property.
7. Quantity: In Tiffin you will get sufficient quantity for one person which is fixed.
8. After having meal (breakfast or dinner) please put tiffin outside the room on time. Our helper will collect it.
9. Residents are not allowed to enter in kitchen. If they want to check quality of food materials, its processing, hygiene then they can do so in presence of supervisor with prior permission of property manager.
10. If you damage/break our Tiffin box or any other property then it will be recovered from you or deducted from your security deposit.

I hereby agree with all the terms and conditions of “City Co Homes PG” which has written in this agreement from Page No. 1 to 9. I assure that I will follow them sincerely. If you will find me disobeying these terms & conditions or breach of this agreement then you will be liable to vacate the room on immediate basis by adjusting your losses/damages to property from my security amount.

Also I hereby confirm that I have given correct information in police verification form and valid Identification as aadhaar no. If in case it will find incorrect then I am responsible for that and necessary action can be taken against me.
